ELM Corporate Centre was once an industrial space. The vision was to transform the property into a higher value office/commercial building. ELM completed an extensive renovation and modification to achieve that vision. The land also offered further development opportunity. In 2017, ELM added 46,000 square feet to the existing building, further enhancing its value.
The property was located at the gateway to the industrial hub of Milton, Ontario at the junction of two major highways. ELM saw an opportunity to expand the property in two value added ways. The first encompassed converting a two-story space into two floors of office space, adding 5,500 square feet to the existing building. That section was leased out prior to completion. ELM then constructed a new 46,000 square foot wing, which was integrated to the existing lobby. By the time the addition was complete, 88% it was leased. The value tripled by the time the project was complete.
ELM’s expertise in renovation and construction transformed this underperforming industrial asset into a high value office/commercial asset with an ongoing, stabilized revenue stream.
