Elliot Steiner, President
With over 30 years of working experience as a Builder-Developer, there is not one area of real estate that has been left untouched over the course of Elliot’s Career. Elliot brings a diversified skill set of real estate development experience, with an impressive project portfolio featuring large scale residential and commercial projects across Canada, the US and Overseas.
Today, he is at the helm of a company that has created a string of successful new home communities and is involved in constructing, renovating and managing approximately three-quarters of a million square feet of commercial space. A dynamic entrepreneur, Steiner is adept at recognizing potential, whether it takes the form of a superb location to develop, an under-utilized commercial site that can be transformed under Elm’s experienced guidance or the right talent and resources needed to make a site flourish.
Development & Planning
With a background in construction and land development that includes over a decade of managing high rise, low rise and commercial projects for Tridel, Joe Morano brings a wealth of knowledge and experience to Elm’s corporate mission. Trained as an architectural technologist, Joe’s passion for creating communities that draw kudos for design and construction excellence is well known. As head of construction for Elm since 1997, he is a key player in the company’s growth.
Charged with overseeing planning and development at Elm, David Osypowich brings an impressive track record to the task. A Bachelor of Science from McMaster University, Finance from York University, his background includes general manager of Cascades and plant manager at PE&E/Quebecor. At PE&E/Quebecor, he also gained experience as sales manager, controller and as project manager responsible for a $150 million plant expansion. His extensive and varied experience has given him the acumen to navigate the development process for Elm’s major commercial and residential projects.
Administration & Accounting
Larisa Goldovsky has overseen Elm’s administration, accounting, and informational flow for nearly two decades. Tri-lingual, her background includes a Bachelor’s degree in Civil Engineering from Vilnius University in Lithuania. Her strong attention to detail is clear in the daily oversight and coordination of ELM’s Toronto office with its ongoing projects across Canada.
Sveta Gordenko manages Elm’s accounting. Originally having trained as a Junior Engineer with an accounting focus, Sveta pursued a degree in road maintenance and construction from Odessa National University, in the Ukraine. Having worked in controlling positions in Ontario and internationally, Sveta brings a rare combination of hands-on construction training together with accounting and compliance experience to ELM.
Construction & Project Management
Jason D’Elia brings outstanding credentials in Senior Project Management to ELM’s commercial and residential construction projects. With a Bachelor of Technology in Architectural Science from Ryerson University, Jason’s reputation as one of Toronto’s top Project Management professionals is founded on his successful completion of many high rise buildings in the city core. Among them is the high-profile Pantages multi-phase hotel and condominium complex. Jason’s personal attention to detail has proudly pushed ELM to the forefront of quality in Alberta, Nova Scotia, Saskatchewan, Ontario, and Quebec.
Frank D’Elia brings over 10 years of experience in Construction, Planning and Project Management. His diverse experience includes planning for the Municipal Conservation Authority, Project Management for Leading Residential Developers, and Building Pfaff’s Newmarket Dealerships. Frank studied Building System Engineering, and Urban Planning, serve ELM’s and his own commitment to best practices. He continues to excel in identifying future challenges, as well as spearheading quality control and sustainable construction practices.
Spending most of her early career in the sports industry across Canada and the US, Kristina is excited to be starting a new chapter in construction. Graduating from Syracuse University with a degree in Sport Management, Kristina worked throughout university with AHL and NHL teams collecting and analyzing data and seeing how the gathered statistics could be implemented to benefit the respective organizations. Kristina is eager to put to use the skills and experiences she has picked up along the way and hopes to contribute to ELM’s growing success.
Experienced in Real Estate and Property Management, Aaron’s career began in architecture and Project Management, initially specializing in custom homes throughout the GTA. Aaron now looks over a portfolio of large scale multi-residential and commercial assets. He holds a Bachelor of Science from York University, and post-graduate diplomas in Architecture, and Building Science from Ryerson University, and The University of Toronto.
