Spruce Trails (formally known as Uptowns) is a 340-unit stacked townhome community at 10302 Heart Lake Road in Brampton, situated between Heart Lake Conservation Area and Trinity Common, one of the region’s largest outdoor malls. Originally developed by the Vandyk Group of Companies, the project was placed under receivership in November 2023 after construction stalled. ELM was engaged by the court-appointed receiver, KSV Advisory, and approved as development and construction manager in September 2024

The community comprises 13 stacked townhouse blocks offering one-, two-, and three-bedroom layouts across garden, urban, and rooftop configurations designed by Kohn Partnership Architects. The 5.56-acre site backs onto Turnberry Golf Course and White Spruce Park and includes landscaped common areas and an outdoor children’s play space. Residents also benefit from on-site amenities including a private hosting space, yoga and exercise studio and a co-working space.  The project is approximately 20% complete, with occupancies targeted for Q2 2027.

ELM also supported the project’s sales, marketing and decor efforts through rebranding, campaign management, strategic positioning, sales support, finish selection, and décor management.

KingSett Mortgage Corporation, the principal secured creditor, supported ELM’s appointment to bring certainty and institutional-grade execution to a project that experienced significant disruption
