Special Situations

Pressure is the baseline in these projects. We typically inherit a defined structure from developers, lenders and/or receivers, where we value engineer at an advisory and execution level concurrently.

We go all in every time. Our clients and/or partners trust us to identify and work through uncertain and often intimidating project realities, ranging from faulty construction to sophisticated legal and financial matters.

We apply rigour to the creative process, justifying every decision, detail and budget line item. Our approach to Special Situations includes:

  • Thoroughly understanding and deconstructing how a project got to where it is
  • Leveraging that deconstruction to assess opportunities based on current state
  • Collaborating with clients and/or partners to determine the most viable path forward
  • Applying our construction prowess to execute flawlessly

Once we’ve stabilized a project, ELM’s first priority is to repatriate client and/or partner capital and institutionally manage the asset until a long-term hold or disposition is implemented.
