Orchard Heights is located at the south east quadrant of Dixie Road and the QEW. The subdivision includes luxury residences and a private elementary school. There are 22 detached four-story units (2,500 – 2,700 square feet) on 40-foot lots. The site offers convenient access to highways, GO stations, major malls, cultural attractions and public and private golf courses. Plans are underway for a major redevelopment of downtown Mississauga. The area is also a major corporate centre, with more than 60 Fortune 500 global/Canadian head offices.

Currently, private school Star Academy occupies the site, providing a steady stream of income. In the long term, the site will be converted to luxury homes to fill a void in the area. The parcels of tied land (POTL) structure will also enable the development to provide ongoing revenue.
