Stabilization and community relevance

Vision: Improve the community relevance of the asset with grocery-anchored retail and vital government and social assistance services.

Acquired in a special situation in 2004, our strategy was to improve the value add of the asset to attract quality tenants and amplify the relevance to the community. Current tenants include Metro (Food Basics), Tim Hortons, Dollarama, Teen Impact London and the Ministry of Advanced Education and Skills Training – offering in demand retail and vital community improvement services. The property is also located near Westminster Ponds, a popular nature destination with trails and parks.

ELM handled the improvement, refinancing and lease up in house. We stabilized the asset in several years and continue to handle ongoing asset management. Based on the size of the property and desirable location, there are plentiful future development opportunities.
