Vision: Replace a non-conforming industrial use with a residential use.
The site was formerly occupied by a vacant two-story industrial building. This area was experiencing a growing residential transformation. ELM saw an opportunity to extend the residential community even further with the addition of 20 townhouses. The townhouses reflect the residential pattern on adjacent blocks, and the parking (rear yard with access from a central driveway) is consistent with other low-density residential neighbourhoods. The replacement of idle industrial with well-planned, newly constructed residential properties was an improvement to the overall public streetscape.
ELM saw an opportunity to build a significant number of townhouses on a small site to enhance the developing neighbourhood and offer sought-after residential with convenient access to downtown.
